What this job involves:

As a Property Management Consultant, you will be looking after a Commercial/Residential portfolio in the CBD and inner suburbs. Your key focus will be to optimise the performance of the properties under management including maximising the rental income, controlling expenditure and completing negotiations.

You’ll work with multiple owners and focus on adding value to our clients whilst enabling you to further develop your already proven Property Management career. You’ll be responsible for preparing detailed asset plans, budgets and financial reports. Identifying opportunities to add value to the portfolio, as well as managing costs associated with these assets, will be a critical part of the role, as well as implementation of the client’s risk management strategy.

Responsible for the management and performance of the property management team and assets assigned under the portfolio, including responsibilities of, but not limited to;

  • Managing a portfolio of approximately 100 properties.

  • Liaising with landlords and tenants.

  • Completing entry, routine and exit inspections, conditions reports and open for inspections.

  • Managing Tenancy arrears.

  • Handling enquiries.

  • Deal with repairs & maintenance.

  • List properties.

  • Process applications.

  • Prepare lease, lease sign up, renewal and rent increase.

  • VCAT application, preparation and attend hearings.

To be the successful candidate, you require:

  • Positive, self-motivated and good problem-solving skills;

  • Must be willing to work under pressure and independently;

  • Good time management;

  • Agents Representative Certificate;

  • Current drivers’ licence;

  • Current police check;

  • Preferably property management experience;

  • Good computer skill;

  • Experience with management software but not necessary;

  • Excellent on English/Chinese on both verbal & written due to the majority Chinese landlord profile.


  • Part time 21-28 Hours: 3 x weekdays and sometimes Saturday
