Entre Shield Property is now offering 6 months $1/monthly Property Management fee to all our existing clients bringing on a property, and the client must exclusively list for rent their investment property through Entre Shield Property Management Department,  also signed Exclusive Management Authority (EMA) with Entre Shield Property for the next 24 months.

PROPERTY MANAGEMENT  SERVICES

  • Monitor, collect and account for rent.

  • Carry out periodic visual property inspection to assess the condition of the property and the Renter’s compliance with Act and Rental Agreement.

  • Provide written reports to the Client following periodic inspections.

  • Arrange (as Client's agent) for an appropriate contractor to carry out periodic electrical safety checks as prescribed in the Act and Regulations.

  • Arrange (as Client's agent) for an appropriate contractor to carry out periodic gas safety checks as prescribed in the Act and Regulatons.

  • Arrange (as Client's agent) for an appropriate contractor to carry out periodic smoke alarm checks as prescribed in the Act and Regulations.

  • Arrange (as Client's agent) for an appropriate contractor to carry out periodic swimming pool and spa safety barrier checks as prescribed in the Act and Regulations.

  • Arrange (as Client’s agent) for an appropriate contractor to carry check of facilities required to in place in bushfire prone areas.

  • Carry out the administrative tasks, including record keeping associated with Safety Related Activities prescribed in the Act and Regulations.

  • Obtain the client’s authorisation for expenditure on prescribed Safety Related Activities.

  • Obtain the client’s authorisation for expenditure on repairs and maintenance, including but not limited to those matters identified through the prescribed Safety Related Activities.

  • Investigate and resolve requests from the renter for repairs to the property.

  • Arrange property maintenance/repairs/renovations, incl. by engagement of contractors. Project manage (as Client's agent) maintenance or renovations of the Property.

  • Notify the Client of breaches involving non-payment of rent, significant property damage or accidents at the Property.

  • Prepare and serve Residential Tenancies Act notices.

  • Represent the Client at VCAT hearings, incl. necessary preparation work.

  • Engage (as Client's agent) professional property services providers and tradespeople. Monitor lease expiries and advise current rental trends.

  • Advise the Client if the Renter gives notice of intention to vacate.

  • Obtain the Client’s instructions regarding re-letting the property to an existing or new renter.

  • Conduct rent reviews and report.

  • Represent client at Owners Corporation meetings (if permitted). 

  • Liaise with renters to arrange prospective renter inspections.

  • Conduct final inspections at Rental Agreement end including condition report and report to Client.

  • Arrange for rectification of matters identified in the final inspection.

  • Assess abandoned goods and arrange for their disposal, or where necessary their storage or sale.

PROPERTY MANAGEMENT ACCOUNTING SERVICES

  • Prepare monthly statements of rent collected and outgoings paid.

  • Payment of utilities/rates/land tax/owners corporation fees, if requested.

  • Payment of valuers/architects/engineers/trades/contractors/professionals invoices, if requested. 

  • Prepare end of financial year reports.

Why We Charge Letting Fee

  • Provide estimate of potential rental income.

  • Advise of action which needs to be taken for the Property to comply with Rental Minimum Standards.

  • Advise of safety related activities to be completed before the Property can be occupied.

  • Arrange for contractors to upgrade the Property to Minimum Rental Standards.

  • Arrange for contractors to carry out the Safety Related Activities.

  • Provide marketing/advertising recommendations.

  • Recommend ways to maximise the Property's appeal to prospective renters

  • Arrange preparation and display of "For Rent" advertising.

  • Promote the Property to agent's database of prospective renters.

  • Provide regular reports on prospective renter interest. Conduct property inspections with prospective renters.

  • Investigate prospective renter applications.

  • Conduct renter database checks.

  • Submit renter offers and recommendations.

  • Prepare property condition reports before renter takes possession.

  • Take pictures and/or video of property and include with condition report together with a sketch indicating location of smoke alarms within the residence.

  • Prepare written rental agreement and arrange signing.

  • Collect first rent payment.

  • Collect and lodge the bond.

  • Record and issue keys, remote controls and other access devices.

  • Retain at the Agent’s business premises a spare set of keys, remote controls and other access devices.

  • Store evidence that the Property complies with Rental Minimum Standards.

  • Store evidence of compliance with prescribed Safety Related Activities.
